  • Yes! We guarantee your rent every month, regardless of occupancy.

  • None. You receive the full agreed rent — no commissions or deductions.

  • We do. Our team manages all property maintenance to an agreed upon limit and legal requirements.

  • We work with apartments, semi detached, and fully detached houses.

  • We engage in long term leases’ typically between 2 -5 years. These leases are typically renewed on a rolling basis.

  • We operate mainly in the South East, but also cover all other areas of the UK.

  • Complete background checks are run (at our expense).

    In addition to this, we inspect all our properties monthly to ensure that any issues are quickly corrected.

    A monthly report is provided to the landlord, so you can monitor your property at all times.

  • No. The tenants will contact us with any issues that they may have. You don’t have to lift a finger.

    We are registered with the Property Redress Scheme (PRS), which shows our commitment to resolve any unlikely disputes in a fair and equitable way.

    We are also registered with the Information Commissioners Office (ICO), which is a legal requirement.

  • All our contracts include a break clause allowing both sides to re-assess the opportunity.

  • Our unique self-imposed business model forces us to hold 3 - 12 months rent against each property for as long as that property is under contract.

    This means that even when we experience voids, you will not! This is because you will simply be paid out of the cash buffer held against your property until we engage new tenants.

    This ultimately means that as an organisation we are unable to draw all our profits. However, this has the effect of actually guaranteeing your rent and giving you peace of mind.

    Furthermore, one of our core competencies as an organisation is our ability to attract and retain the right types of tenants, which means that our actual occurrence of voids is minimal.

  • Guaranteed Rent Scheme in the UK is completely legal. What makes it illegal is if incorrect contracts are used or if the properties are not compliant with the local council requirements.

  • The initial paper work and set up process is straight forward and easy to understand.

  • No. You will receive monthly property inspection reports giving you peace of mind. Our contracts are also designed with well positioned break clauses so that you can exit if your investment strategy changes in the future.

  • You will get slightly lower gross monthly rental payments, but overall, your annual rental income will be higher when compared with the traditional letting alternatives because we do not charge any commission, fees or VAT. i.e., your gross income is the same as your net income.
